Summit Parque

Summit Parque is a six-story, 98-unit affordable mid-rise building with underground parking near the "High Five" Freeway Interchange. A TDCHA 9% Tax Credit winner, Cole provided feasibility services along with application consulting for this project during the 2013 Tax Credit Cycle. As multiple drainage constraints were revealed, Cole creatively designed the surface parking lot to provide detention volume as well as designing a long narrow detention channel with pump nestled between the building and property line.

Specific responsibilities included:

  • Construction staking, ALTA, as-built, and topographic surveys - 1.42 acres
  • Permitting - building permit, TxDOT driveway permit
  • Grading and drainage analysis
  • Coordination and application for parking reduction with Dallas Zoning Board Adjustment
